Dilapidation Claims

Dilapidations refer to breaches of a Lease’s Covenants associated with the condition of the property when the Lease ends.

Dilapidations have to be addressed to ensure that the condition of the Landlord’s building is maintained and that Tenants pay a fair price for their repairs obligations.

Where there is a dilapidation dispute, a Schedule of Dilapidations is prepared in a prescribed format which details the repairs, maintenance and decoration required to comply with the terms of the Lease and restore the property to how it was before occupation.
