Building Regulations

As a member of the Local Authority Building Control Partner Authority Scheme we have access to in-depth expertise on all projects requiring Building Regulations Approval, with works inspected by local Building Control Officers who have invaluable local knowledge and can offer on-going advice throughout the duration of the project.

Building Regulations is a legal requirement for any new buildings and many alterations of existing buildings, whether domestic, commercial or industrial. Many projects may also require planning permission which is dealt with as a separate matter.

Our Building Regulation Applications are submitted, with the relevant information to achieve full Building Regulation Approval. Brief Specification of Works are produced for all submissions to aid the Client, Contractor and Building Control officer during both the application and construction processes.

The Building Control system is operated and our submissions based around the Approved Documents (AD) for England and Wales “Parts” A to P in order to achieve full compliance. The legislation provides the framework for the Building Control system and is underpinned by technical guidance documents.

Lyndon Brett Partnership produce submissions relating to all aspects of building works, including structure, fire safety, sound insulation, drainage, ventilation and electrical safety.

We feel that Energy efficiency in buildings is also very important and incorporate all changes to the regulations on energy conservation that came into effect on 6 April 2006.

We recognise the needs of all people, including those with disabilities, in accessing and moving around buildings and constantly set standards for buildings to be accessible and hazard-free, wherever possible, all in accordance with The Disability Discrimination Act (1995).
